Condominium and Homeowners Association Services in Ohio

For most Associations, unless otherwise provided in the Declaration or Bylaws, to enforce a  violation of a restrictive covenant or rule, and impose an enforcement assessment/fine, the Board must send a notice with the following:

 

  1. Description of the Violation
  2. A reasonable time to cure the violation (if the violation can be cured)
  3. The amount of the proposed enforcement assessment/fine
  4. Statement that the owner has a right to a hearing in front of the Board to contest the proposed enforcement action
  5. Statement that the owner has 10 days from the receipt of the letter to request a hearing
  6. Procedure for requesting a hearing
